Restoring a Bedroom Affected by Penetrating Damp in Beaconsfield, HP9
A damp treatment to a bedroom at a first-floor flat in Beaconsfield, addressing residual moisture from historic penetrating damp, with hack off, re-render, skim, and a protective facade cream applied to the corresponding external wall.

The Brief
We were asked to attend a flat on Holtspur Top Lane in Beaconsfield to carry out a full damp survey for the client, after damp had previously been noticed in Bedroom
2. A damp survey was carried out by our surveyor, Sam Fitzgerald FODCS, to establish the current condition of the property and confirm whether the issue was still active before any treatment was recommended.
What the Survey Found
The survey found the property to be in generally good condition overall, with wall vents present and operational, providing adequate background ventilation throughout the flat. Minor mould spotting was noted around the bathroom ceiling joints, which was assessed as typical of a humid environment and consistent with normal bathroom use, rather than a defect. Light surface mould was also noted around some window areas, consistent with condensation in colder spots rather than a wider damp issue.
The one area requiring attention was Bedroom 2, where localised damp readings were recorded across an area of approximately 6 sq.m. The pattern of readings was consistent with historic penetrating damp, most likely linked to previous external moisture exposure rather than an ongoing active source.
The external wall corresponding to this area showed moss growth and evidence of previous water damage, supporting this conclusion, since moss growth of this kind typically develops where a wall has been exposed to higher moisture levels over time.
The Diagnosis
Because the readings in Bedroom 2 were elevated but the source was historic rather than active, and every other area of the property, including the ventilation, checked out as normal, the survey concluded that the residual moisture in the wall simply needed to be removed and the affected plaster replaced, rather than there being an ongoing defect to trace and fix.
The external wall’s moss growth and previous water damage were treated as a related but separate item, worth addressing to protect the wall going forward rather than as the active cause of a current leak.
The Treatment Strategy
Based on the survey findings, we recommended a two-part approach. Internally, the affected plaster in Bedroom 2 needed to be removed and replaced with a waterproof render and skim system, allowing the wall to dry out fully and giving long-term protection against the residual moisture reasserting itself.
Externally, the corresponding wall needed the moss cleaned off and a breathable waterproofing cream applied, to protect the brickwork from future weather exposure without trapping any moisture behind the surface.
Ventilation across the rest of the property was left as is, since the existing wall vents were found to be working effectively and no upgrades were needed.
The Treatment
Our contractor, Brandon Halson, carried out the treatment over three days on site. The scope of works followed the recommendations from the survey:
One minor issue was flagged during the works: two sockets in the property were found not to be working. As there is no fuse box within the flat itself, this was noted for the client’s attention rather than something resolved on site as part of the damp treatment scope. No other unexpected issues were encountered, and the job was completed to the full scope agreed.

The Result
The historic penetrating damp affecting Bedroom 2 has been fully treated, with the residual moisture removed from the wall and a new render and plaster skim in place, giving a sound, dry surface ready for redecoration.
The corresponding external wall has been cleaned of moss and protected with a breathable facade cream to help prevent the same conditions building up again. The work area was left safe and tidy, and the job was completed to the full scope agreed with the client, with sign-off approved by our Head Contractor.
As with all our damp-proofing treatments, redecoration of the treated area should not take place for 5 to 6 weeks, to allow the render and plaster to cure fully. A breathable interior paint should be used, and any drilling through the treated wall should be plugged with silicone before wall plugs are installed, to avoid damaging the new treatment.
Why this approach matters:not every damp reading points to an active, ongoing problem. Here, the survey’s job was as much about ruling things out as it was about finding a cause, confirming that the ventilation, bathroom, and window areas were all normal, so that the treatment could be focused precisely on the one area that actually needed it, rather than over-treating the whole property.
