Ickenham was a tiny farming village until the railway arrived, and then in 1922 most of the Swakeleys estate, well over a thousand acres, was auctioned for housing. The streets that followed, off Swakeleys Road and Long Lane, filled with the red-brick, tiled-roof semis that define the area today. In those interwar cavity-walled houses the problem is rarely classic rising damp. Ickenham is notably flat, the clay drains poorly and shifts with the seasons, and a low strip of alluvium runs along the River Pinn to the west and the Yeading Brook to the east, where ground damp is more likely.
