Finchley Sits on the Edge of the Ice Age

Finchley is one of the more unusual places in London to be dealing with damp, because of what it is built on. The district sits high on the North London plateau, around 90 metres up, on boulder clay and glacial moraine, over a skirt of glacial gravel, over the London Clay beneath. This is, quite literally, the edge of the Ice Age: the Anglian ice sheet stopped here, and a railway cutting at Church End in 1871 famously turned up glacial sea shells in the boulder clay.

That same ice carved the two brooks that still bound Finchley. The Dollis Brook runs down the western, Dollis valley side, and Mutton Brook runs along the south, joining to form the River Brent. So Finchley's damp splits by where you stand. Down in the Dollis valley the ground floods and the water table is high, which is exactly why the medieval village built up at Church End, on the high boulder clay, far enough from the brook to stay dry. Low-lying and brookside property there takes in ground and below-ground water.

Up on the slopes it is different again: the permeable glacial gravel sits on top of impermeable London Clay, so water runs along the join and breaks out as spring-line seepage, while the shrink-swell clay moves with the seasons and opens cracks that let in penetrating damp.

A Suburb Built in Layers

Finchley's housing tells its own story across its three centres. Church End, now Finchley Central, is the old core around the parish church, with solid-walled period and early-Victorian homes. The railway from 1867 filled North Finchley and East Finchley with Victorian cottages and big double-fronted villas around Nether Street, Torrington Park and Woodside Park, prone to rising damp from a bridged damp proof course.

Then the farmland went under street after street of 1920s and 1930s semis, around West Finchley and the estates off Ballards Lane, where bridged damp proof courses and condensation are the usual story. The High Road and Ballards Lane carry 1930s mansion flats, and beyond the North Circular the southern edge runs into the listed Arts and Crafts homes of Hampstead Garden Suburb, which need a careful, breathable approach.
